How long does a boiler last?
A cast-iron (non-condensing) boiler typically lasts 20 to 30 years. A condensing (high-efficiency, often wall-hung) boiler typically lasts 10 to 15 years. That's the range most inspector and industry references agree on; the sources are listed below. Your unit's age is in its serial number.
| Type | Typical life | What the sources say |
|---|---|---|
| Cast-iron (non-condensing) boiler | 20 to 30 years | DOE proposed rule (withdrawn Jan. 2025), consumer boilers, 88 FR 55128 (Aug. 14, 2023): Weil-McLain: cast-iron non-condensing boilers 25 to 30 years; DOE average 24.6 (gas hot water 26.9, gas steam 23.7, oil hot water 25.6, oil steam 19.6); DOE final rule, residential boilers, 81 FR 2320 (Jan. 15, 2016): Burnham: non-condensing at least 23 years; DOE average 26.6 gas hot water, 23.6 gas steam, 24.7 oil hot water, 19.3 oil steam; NAHB / Bank of America Home Equity: Study of Life Expectancy of Home Components (Feb. 2007), copy hosted by NSF: Boilers 13 to 21 years; gas 21, electric 13; New York Joint Utilities TRM, Appendix P: Effective Useful Life (Dec. 2019), hosted by NYSERDA: Cast-iron hot-water boiler 35, cast-iron steam boiler 30 (from the 2015 ASHRAE Handbook); InterNACHI's Standard Estimated Life Expectancy Chart for Homes: Boiler; hot-water and steam-radiant boiler: 40 years; Lennox: How Long Does a Furnace Last?: Boilers 15 to 30 years (comparison line); ENERGY STAR: When Is It Time to Replace?: Consider replacing a boiler more than 15 years old |
| Condensing (high-efficiency, often wall-hung) boiler | 10 to 15 years | DOE proposed rule (withdrawn Jan. 2025), consumer boilers, 88 FR 55128 (Aug. 14, 2023): AHRI contractor survey: condensing 10 to 20 years; Weil-McLain: about half of cast iron's 25 to 30; DOE kept one lifetime for both; DOE final rule, residential boilers, 81 FR 2320 (Jan. 15, 2016): Burnham: about 15 years; Lochinvar, Crown and others: 15 years or less; Viessmann US: Average Boiler Lifespan and When to Upgrade: Average around 15 years; Lennox: How Long Do Boilers Last?: Gas boilers 10 to 15 years; ENERGY STAR: When Is It Time to Replace?: Consider replacing a boiler more than 15 years old |
What shortens it
- Hard water, which leaves mineral scale inside the boiler.
- A damp or poorly ventilated boiler room, which speeds corrosion.
- A poor installation.
- Skipped yearly service, and pressure or temperature settings outside the recommended range.
- Acidic condensate, which attacks the heat exchanger and other parts over the years.
- Narrow flue and water passages that clog if the boiler isn't cleaned on schedule.
- Hard water, which leaves mineral scale in the heat exchanger.
- More parts and controls to fail than on a simple cast-iron boiler.
Signs it's time to plan a replacement
- It is more than 15 years old and has started having problems.
- Banging, whistling or gurgling.
- The house takes longer to warm up, or fuel bills climb with no change in use.
- Repairs and breakdowns are becoming routine.
- A leaking or failed heat exchanger, the failure most likely to end a boiler's life.
- Whistling, banging or gurgling.
Common questions
How long does a cast-iron (non-condensing) boiler last?
Typically 20 to 30 years. Installation, maintenance and conditions move the real number either way.
How long does a condensing (high-efficiency, often wall-hung) boiler last?
Typically 10 to 15 years. Installation, maintenance and conditions move the real number either way.
How do I find out how old my boiler is?
The manufacture date is coded in the serial number on the data plate. Type it into the decoder to read the month and year.
